How military relocation closings actually work
When the service member can't attend, the closing runs through a specific power of attorney, mail-away documents, or RON where the state and lender allow. For a VA loan, the power of attorney has to be transaction-specific, naming the property, the lender, and the loan amount. A general power of attorney is usually rejected. It has to be lender-approved in advance, often on the lender's own form, and notarized before closing. The VA permits POA closings under 38 CFR Part 36, but the lender's investor overlay and the title company's recording requirements are the real gatekeepers.
Many lenders also require wet-ink originals and an "alive and well" verification on closing day. The agent-in-fact, usually the spouse, signs at the closing table.
