Purchase loans have to fund same-day in most states. Bank wires cut off at 2 or 3pm. The chain from signed documents to funded loan — review, funding number, wire, disbursement — takes about two hours. A no-show at 10am has no recovery path. You miss the cutoff, the loan funds tomorrow, and you're dealing with a seller who doesn't understand why.

Hybrid eClosing: we handle the wet docs.
If you're moving loans through a hybrid eClosing workflow, the signing agent's job is narrower but more precise. The borrower pre-signs the disclosures and non-notarized documents electronically. The closer handles what's left at the table: the deed of trust, the promissory note, and any state-required notarized documents.
That sounds simple, but it depends on the closer knowing exactly what's wet in that state and county — what the recorder's office accepts, what the investor requires on the note. An agent who improvises at the table creates trailing document problems that delay your loan sale.
We use closers who have done hybrid closings in their markets. They're not learning your workflow at the table. If the package changes after delivery, call us — we communicate directly with the assigned closer and relay updates before they're en route.
Same-day scan-backs, every signing.
You can't issue a funding number until you've reviewed the executed package. Every signing we cover returns scan-backs the same day — not the next morning, not when the closer gets around to it. Same day.
Originals are shipped promptly. If you're tracking trailing documents — recorded deed, recorded riders, final title policy — those timelines are driven by the county recorder and title company, but we won't be the bottleneck on your end of the chain.

Do you cover rural areas and after-hours signings?+
Yes. Rural coverage and evening and weekend signings are exactly where our model works best. If we can't cover a specific closing, we'll tell you within the hour so you're not waiting.
How is this different from a marketplace platform like Snapdocs?+
